How to Prepare for a Smooth Home Building Process

Building a custom home in the scenic surroundings of Knoxville is an exciting endeavor. With a blend of history, nature, and vibrant communities, Knoxville offers the perfect backdrop for your dream home.

Like with any significant journey, the path to a finished home is smoother with a bit of preparation. We certainly know a lot about that from our years of building homes locally. Below, we’ll tell you everything we know here at Red Door Homes about preparing for a smooth home building process.

1. Find the Right Builder

Knoxville is blessed with a host of talented builders, but you ultimately need to work with one that matches your vision.

We recommend starting by exploring local portfolios online and reading reviews. Personal recommendations from friends or family can also be invaluable. If you want to learn more about our own building process and reviews, you can check out our website further.

Once you've shortlisted a few, schedule face-to-face consultations. This step is not just about gauging their expertise, but also understanding if the builder is someone you can trust and communicate easily with throughout the process. You can schedule an appointment with Red Door Homes at our Contact Us page.

2. Establish Your Budget

You’re going to have a hard time keeping things streamlined if you’re starting without a budget. You also need to make sure your budget is reasonable and includes everything you need.

Remember, costs aren’t just about bricks and mortar. Factor in expenses like land acquisition, permits, utilities, and those unexpected surprises that often pop up.

In Knoxville, certain regulations and requirements might affect your budget. Talking clearly with your builder can help provide insights into potential financing options or suggestions on where you can maximize value.

If you need help creating a realistic budget in the first place, you can check out our article on How to Effectively Budget for Your Home Building Project.

3. Get Familiar With Local Regulations (and Permits!)

Knoxville, like every city, has its own set of building regulations and codes to ensure the safety and harmony of its communities. Learning about all the zoning laws, environmental requirements, and permit processes can feel daunting – that's where your builder can help!

Experienced builders in the region are familiar with these requirements and regulations already, so this can take a lot of stress off your shoulders. By partnering together, you can make sure that nothing is missed and that your home building process is smooth all the way down the line.

4. Finalize Your Home Design

Your home design is really your vision coming to life. You likely have a lot of ideas for your home - and this is great! - but there comes a point where you need to finalize your design.

Make sure you stick closely to your budget and prioritize features that are the most important to you. Think about the future – do you want children? Pets? What about a two-car garage? Consider what matters most when it comes to your final design.

Once you’re ready, share your vision with your builders. We also recommend keeping an open mind - your builders know exactly how to make your dreams happen, so they may have important feedback about your ideas. They’re the experts who know Knoxville best, so they can maximize your design in a way that suits the region well.

5. Communicate Regularly and Clearly

It’s all about communication!

We can’t state enough how important regular and clear communication is throughout the home building process. Without open lines of communication, you’re going to have a hard time having a successful partnership with the experts working on your home.

Set norms ahead of time for how and when you’ll touch base with one another. This could be anything from weekly updates to milestone check-ins. Keeping up with the process is important to make sure you’re sticking to schedule and that there are no issues with the process.

Remember: no question is too small. If it brings you peace of mind, always ask it. We’re in this together, after all.

6. Prepare the Land With Professionals

The home building process isn’t just about the house. Without a solid piece of property to build on, you won’t be getting too far in the process!

The land you build on is like a canvas for your home. You’ll need to have a thorough site evaluation to take a closer look at soil quality, drainage, and topography before you even begin to clear the site. Your builders can connect you with the proper individuals to do this analysis for you.

Local utility experts and guidelines can also help you set up for connection to city lines or other alternatives. Getting this all done in a timely manner is key to keeping the rest of the process moving along smoothly.

7. Make Timely Decisions

Though you’ve already finalized your design with builders, there will still be other decisions to make as the building process goes on. You’ll likely have to choose different details like finishes and fixtures as your house transforms from a dream into reality.

Because some materials need a greater lead time to order, we strongly recommend making decisions on these details earlier rather than later. We also recommend checking out local Knoxville vendors and showrooms to get ideas and see some quality choices.

Collaborating with your builders and making timely decisions helps ensure materials will be available when you need them, which keeps the momentum going.

8. Plan for Delays

You know what they say - expect the unexpected. This also applies to construction.

From weather to supply chain issues, anything can happen to delay your home building process. We recommend building in some flexibility regarding timelines to prevent unnecessary stress.

If delays do occur, remember, it's our shared goal to make sure the end product is something we're all proud of. Communication remains key during these times, too.

9. Keep Your Documents Organized

Throughout the building journey, you're going to accumulate tons of important documents. From contracts to receipts, having them all organized in a place you can easily access can be a lifesaver.

Whether you’re a binder person or prefer digital folders, find a system that works for you. Checking on these documents regularly can also help you make sure you’re sticking to your plan efficiently.

10. Enjoy the Process and Stay Involved

Building your home isn’t just about the destination; it’s also about the fulfillment you get along the way.

Regular (and safe) site visits let you witness your dream taking shape brick by brick. Every milestone you see, from the foundation pour to the roof installation, is a step closer to your vision.

With your dream home on the horizon, we encourage you to embrace every exciting step of the journey.

What is the difference between a modular home and a stick-built home?

Modular homes are factory-built homes that are partially or entirely assembled in a factory and then brought onto the home site.

Stick-built homes are homes that have not been assembled in any way. These homes are constructed on-site around a stick frame and offer the option of complete customization. Many of our customers find our stick-build homes to be a quality, affordable alternative to modular homes in TN .

What is a construction loan?

A construction loan is the method of financing used when someone contracts to have a house built, as opposed to purchasing a completed home. Construction is financed in two loans: a construction loan for the period of construction, followed by a permanent loan, which pays off the construction loan.

Unlike mortgages, construction loans aren’t meant to be long term. Typically, a schedule is set up to enable funds to be withdrawn as needed to finance the various stages of construction. And, during the time your home is being built, you usually make interest-only payments on the loan.

I really like your homes.
