What is a construction loan?

A construction loan is the method of financing used when someone contracts to have a house built, as opposed to purchasing a completed home. Construction is financed in two loans: a construction loan for the period of construction, followed by a permanent loan, which pays off the construction loan.

Unlike mortgages, construction loans aren’t meant to be long term. Typically, a schedule is set up to enable funds to be withdrawn as needed to finance the various stages of construction. And, during the time your home is being built, you usually make interest-only payments on the loan.

What's the next step?

Set up an appointment with a sales consultant to help you choose your new home and discuss options you’d like included. You will receive a comprehensive list with pricing of all items that you want in your home and an estimate of the costs to prepare your lot.

Does Red Door offer financing?

We do not offer financing, but we would be happy to connect you with one of our preferred lenders who can assist you with financing options. As always, we are available to assist you however we can.

What is the difference between a modular home and a stick-built home?

Modular homes are factory-built homes that are partially or entirely assembled in a factory and then brought onto the home site.

Stick-built homes are homes that have not been assembled in any way. These homes are constructed on-site around a stick frame and offer the option of complete customization. Many of our customers find our stick-build homes to be a quality, affordable alternative to modular homes in TN .

I don't see my county in the areas you build. Will you still build my home?

We continue to expand the areas we build in. Contact our sales office to discuss the availability of services in your area.

What is a "Stick-Built" home?

Red Door Homes is a traditional stick-built homebuilder. This means your home is built on your land, according to local codes, not in a factory.

Will I get a warranty with my new home?

As a quality new homebuilder, we have been approved to offer our buyers the best-insured warranty available. We provide an express 10-Year Limited Warranty. PWC is backed by a member of Zurich North America (rated “A” by one of the leading independent insurance company rating services).

What if I need to sell my home first?

Red Door Homes offers you the option to write the contract on your new home and make it contingent upon selling your current home. Your sales consultant will be happy to discuss this with you.

What if I don't own land?

Red Door Homes can help start your search, and we allow you to write your contract contingent on finding suitable land for your new home.

Once you have found the home site of your dreams, a Red Door Homes representative will meet you at your site to do an evaluation and determine if it will be adequate for the home you have chosen. This gives you the security you need to purchase the land and helps make any necessary adjustments to the estimated lot preparation costs.

Will Red Door modify their home plans to accommodate my specific needs?

We are extremely flexible with our floor plans and the exterior look of your home. Most of the homes we build are altered in some way to meet the needs of the client.

What if I don't know anything about building a home?

Don’t worry! We make the process easy and painless by keeping you informed along the way. Before your home is started, you will meet someone from our team that will be responsible for the construction of your home.

During this meeting, you’ll get a chance to have all of your questions answered and will informed of the building process and what to expect. You will also have another meeting in your new home, prior to the installation of the drywall. This allows you to see what is behind your walls and confirm the placement of your cable and phone outlets.

Finally, when your home is complete, you will receive a New Home Orientation to familiarize you with your new home. If you have questions or concerns at any time, we are just a phone call or an email away.

How long will it take to build my new home?

There are 3 phases to the construction process. Provided that you already have land, the 1st phase is securing your financing, which can take 30 to 60 days.

In the 2nd phase, we prepare your land for your new home and acquire the appropriate permits, which usually takes approximately 30 to 45 days.

The final phase is the construction of your new home and, depending on the size of the home that you choose, will take approximately 120 to 180 days.
